Minnesota adopts the 2010 ADA Standards with a few tweaks. For an automatic door at a Houston retail store or clinic: clear opening width must be at least 32 inches (36 preferred), operating pressure no more than 15 lbf to stop the door, and closing speed must meet ANSI/BHMA A156.10 for low-energy power operators. If you have a door with 5 lbf opening force and narrow stile, you likely need a power operator. Absolutely. In Houston we see LCN 4040 series closers that lose viscosity below -10°F — the door slams shut or won't close at all because the hydraulic oil thickens. Most standard closers are rated to 0°F, not -30°F. We swap to cold-weather fluid closers (LCN 4040CXP with -30°F rating). EPDM threshold seals take a set after two winters — they compress and stay compressed, leaving a 1/4-inch gap that lets snow melt leak under the door. We replace those every 2-3 winters with Santoprene seals that hold their shape better through freeze-thaw.

High-cycle doors — like the dock doors at Houston food distribution centers doing 50+ cycles a day — need a full inspection every 6 months. That's cable tension check, roller track wear measurement (replace at 1/8-inch wear), spring balance test, and operator limit switch calibration. Storefront entry doors with push/pull use: once a year, plus after any freeze-thaw event (check closer sweep speed, hinge condition, threshold). We follow DASMA TDS-134 and NFPA 80 annual inspection requirements for fire doors — Houston fire marshal does enforce that.

Three things to check: frame damage — if a forklift bent the jamb or the strike side is more than 1/8 inch out of plumb, replacement is often cheaper than repairs. Door cycle count — sectional doors rated for 15,000 cycles that have hit 30,000 will fail again soon; replace the whole door. Compliance issues — if your hollow metal fire door has damaged intumescent seals or a missing UL label, that door is non-compliant with MSFC and NFPA 80; you need a new labeled door assembly. We'll measure clearances and ladder up to the label — if it's missing or painted over, we quote a replacement.
